First Phase of Mumbai's Metro Line 3 Set for Commissioning Soon
The first phase of Mumbai's underground Metro Line 3, known as the aqua line, is nearing commissioning, pending safety clearance from the Commissioner of Metro Railway Safety (CMRS). This initial stretch of 12.5 km will connect Aarey Colony to the Bandra-Kurla Complex (BKC) and is part of the larger 33.5 km Colaba-Seepz-Aarey Metro Line.
Current Status and Timeline
As of now, approximately 93% of the work on the entire Metro Line 3 corridor has been completed. The full route from Colaba to Aarey is projected to be operational by March or May 2025. The Aarey-BKC section includes ten stations and is strategically positioned to provide essential connections, including links to Terminal 1 and 2 of the Chhatrapati Shivaji Maharaj International Airport. Additionally, it will connect to the Ghatkopar-Andheri-Versova Metro Line 1 at the Marol Naka station.
Operations and Services
Once operational, the Metro Line 3 will offer 96 daily services between Aarey and BKC. The services will run from 6:30 am to 10:30 pm, with a slightly later start at 8:30 am on Sundays. The fleet will consist of eight trains, designed to travel at a maximum speed of 85 kmph, with an average running speed of 35 kmph. The initial phase is expected to have a daily carrying capacity of 6.5 lakh passengers.
Fare Structure
The fare structure for the Metro services will range from Rs 10 to Rs 50 for the initial phase. However, the maximum fare is anticipated to increase to Rs 70 once the entire Colaba-SEEPZ-Aarey corridor is commissioned. This pricing strategy aims to make the Metro an affordable and efficient mode of transport for the residents and commuters of Mumbai.
Impact on Local Real Estate
The commissioning of Metro Line 3 is expected to significantly impact the real estate market in areas like Sion, where there are currently 32 active sale listings with a median asking rate of about ₹38,500 per sq ft carpet. Improved connectivity often leads to increased property values and demand, making it an essential factor for potential homebuyers and investors to consider.
Practical Takeaway
The upcoming commissioning of the first phase of Metro Line 3 will enhance connectivity in Mumbai, particularly between Aarey Colony and BKC. For homebuyers and investors, this development signals potential growth in property values and offers a more efficient commuting option, which could influence their decisions in the local real estate market.
