The Maharashtra Real Estate Regulatory Authority (MahaRERA) has taken significant action against developers in the Mumbai Metropolitan Region (MMR) by issuing show-cause notices to 11,000 lapsed housing projects. This move targets those developers who have not updated the status of their projects or submitted the required Occupation Certificate (OC) following the completion date.

Out of the total 11,000 projects across Maharashtra, a substantial number—5,230 projects—are located in the MMR. Other regions affected include Pune with 3,406 projects, Nashik with 815 projects, and Nagpur with 548 projects. Additionally, projects in Sambhaji Nagar, Amravati, Dadra & Nagar Haveli, and Daman & Diu are also included in this regulatory action.

Actions Taken by MahaRERA

  • Cancellation or suspension of project registrations.
  • Freezing of bank accounts associated with the defaulting projects.
  • Restricting the purchase and sale of flats in these projects.

Developers are required to submit Form 4 along with the OC or request an extension for the deadline. If they fail to comply within 30 days, they may face punitive actions under the Real Estate (Regulation and Development) Act, 2016.
